How can we help you?

Our work ranges from simple repairs, maintenance, refurbishment, extensions and, in particular, new build. We operate primarily in the domestic field. We liaise with each client and all trades to co-ordinate contract management, with the aim of minimising disruption and completion within a practical timescale. In order to protect both party’s interests, we encourage the use of a simple contract form such as the excellent RIBA Domestic Building Contract.

Our process: a seamless transformation

Initial Inquiry

An important part of any building project is the intial planning stage. We will arrange to meet
you in person in order to discuss your needs and expectations as well as your ability to fund
the work you have in mind. We discuss the practicalities for accommodating the disruption
that goes with most building work and the likely timescale. We will attempt to guide you
through the process so that you have a good idea of what is involved.

PERSONAL VISIT

We will then arrange to survey your property and discuss your needs in detail. At this point we
will be more than happy to provide a free estimate and give an indication of timescale to
complete your project.

THE NEXT STAGE

Subject to further investigation that may be necessary and involvement of others such as
Architect, Surveyor or Structural Engineer, we will return to take the necessary information
on site to build up an estimate for the work. Whilst we can liaise with Architects and the like,
you have to agree terms direct with them. We will indicate the earliest date for commencing
work and a rough idea of the likely period required for the project.

References

We positively encourage you to speak to previous clients to learn of their experience of
Diamond Property Developments. We may even be able to arrange a site visit so you may see
the quality of our work. This is subject to a particular client giving their permission, of course.

Drawings And Local Authority Approval

Building work, other than most simple of repairs and maintenance is likely to require Planning
Permission and/or Building Regulations Approval before work may proceed. If yours is a
Listed Building, things get a lot more complicated and you may need Listed Building Consent
and possibly Conservation Area Consent in adition. If you don’t already have an Architect or
other designer to prepare plans etc., you might want to use one of the local professionals that
we have worked successfully with in the past. Our estimate for the building work will always
be submitted in writing. It will set out what is included and, if appropriate, what is not
included. It is recommended that for all but the simplest of building work, a formal building
contract form be entered into. This sets out what has been agreed between parties and
avoids misunderstandings that can occur with building works.

Project Management

Diamond Property Development will administer the building work from start to finish in a
way targetted to achieve the best possible outcome. It should be recognised that for all but
simple work, the building process is more complicated than most people appreciate. It
inevitably involves many trades, professionals, suppliers, local government and utilities.
Things can and do go wrong. This is a fact of life. However, we promise to work very hard on
your behalf to manage the whole process to a satisfactory completion.

Agree a Date to Start

Once any approvals have been granted, our estimate accepted and a contract form signed by
both parties, an anticipated calender type programme for the works will be agreed. Having
commenced a project we will not leave site unless for reasons beyond our control, such as
unfavourable weather.
